 Warranting a concrete job

Say I have a large handful of Studio apartments to overlay and stain. Keeping in mind that I will be doing the job exactly as I'm supposed to, yada yada yada.....

What steps can I take to protect my business. I mean, yeah my concrete work is sound as can be but a majority of renters and tenants don't respect property as much as a homeowner might. Concrete can scratch no matter how tough it is.

Consider my work is above par, etc, what measures can I take to make sure this one doesn't ever come back and bite me in the behind?

As far as insurance goes, what kind of policy would you guys recommend me getting? Ive been doing residential but I'm crossing my first big bridge here and even though my work is great, I cant help to feel a little nervous. Any feedback would be great. Thanks guys for the helpful advice per my previous posts.
